01 / Track record
I learned how businesses actually decide to buy, and where agencies quietly overcharge and underdeliver. That gap is the whole reason I started.
Started with no developer background and learned to deliver what I sold. Managed 87 freelancers over the years. Every client came from the work, never from ads. The sites are live and you can click every one.
Agency revenue, real estate, and a few side plays. Not a number I claim and hide. Look at the live client builds and the businesses I own, and judge for yourself.
I made money by being in every project myself. No recurring revenue, nothing that compounds when I step back. Then I chased the next level in Dubai, spent heavily, and it did not work. Thirty months, 800K gone, and a clear lesson: stop steering by one big number and build ownership that lasts.
Co-own a gym here and build full custom products for a fraction of agency cost. I back operators instead of growing headcount. The plan from here is a small portfolio of owned businesses, not another solo grind.

From the Belgian Federal Government's job platform to gym apps and ecommerce. Eight years, 27 builds, referral only. The cash engine, rebranding to DLVX.
A physical gym brand in Bangkok. Real space, memberships, reputation, and a member app and admin system I built.
The real estate holding behind the property plays. Bought, repositioned, financed, and sold. This is what made the money physical.
A Bangkok vehicle brand with taste as the filter. Ducati purchased, operations being set up. Interest only for now, no bookings yet.
